RESOLVED, that Henry B. Blumberg be permitted to install
and operate a 37 -car parking lot at the southeast corner of Prior
and University Avenues, more particularly described as
Northwesterly 35 feet of Lot 165, all of Lots 166, 167, and except
avenues, Lot 168, Hinkel's Amendment to Union Park, in accordance
with plans approved June 14, 1960, and subject to compliance with
the provisions of all ordinances governing the operation of parking
lots, and to the further condition that sidewalks abutting said
premises be kept clean and free of ice and snow at all times.

Dear Madam:
This is in the matter of the applicationof Henry B. Blumberg for a permit
for a 37 car parking'lot on property located at the southeast corner of
University and Prior Avenues.. The property is described as the north-
westerly 35 feet of Lot 165, all of Lots 166, 167, and except avenues, Lot 168,
Hinkel's Amendment to Union Park. The zoning is light industry and has been
since the adoption of -the ordinance in 1922.
On July 4, 1959, the City Council granted a permit to install and operate
a 38 car customer and employee parking lot on the property now under con-
sideration. The applicant proposes to redesign the existing parking lot
for 37 car spaces to be used in connection with the existing office building
located on this site. This is an irregularly shaped tract of land having
frontage on both University and Prior Avenues. The parking lot is IT'
shaped, having a frontage of approximately 110 feet along Prior Avenue
and 45.5 feet along University Avenue. The remaining'frontage of this pro-
perty is taken up by the existing building.
North across University Avenue are various commercial and light industrial
uses fronting on University Avenue; south across an alley is the Gopher
Bearing Company which fronts on Prior Avenue; east and adjoining are various
commercial uses fronting on University Avenue; west across Prior Avenue is
the newly constructed motel fronting on both University and Prior Avenues.
The Traffic Engineer has approved the plan which meets the standards for
this type of facility. Field investigation discloses no basic objection
from the standpoint of adjacent land uses.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for a 37 car parking lot on the above described
property in accordance with plans approved June 14, 1950.
