Dear Sir:
This is in the matter of_the'application of the Advance•Construction
Company for a permit for a 20 car private off- street parking lot on
property located on the northeast corner of Laurel Avenue and Arundel
Street. The property is described as Lots 11 and 12, Cochran's Sub-
division of Block 11, Woodland Park Addition. The zoning is-IICII
residence and has been since the adoption of the Ordinance in 1922.
In October 1955, an application to construct and operate a nursing
-home on this property was filed, but was withdrawn before Council
action was taken. The site is vacant and the applicant proposes to
construct a 20 unit 2J story apartment building,with 20 off - street
parking spaces accessory thereto.
The property under consideration has a" frontage of 116 feet on Laurel
Avenue and 172.5 feet on Arundel Street, resulting in a total area of
20,010 square feet. North across a 15 foot alley is a single- family
residence fronting on Arundel Street; south across Laurel Avenue is
a three -story apartment building fronting on Laurel Avenue; east and
adjoining is a two - family residence fronting on Laurel Avenue; west
across Arundel Street is a large residence fronting on Laurel Avenue.
Field investigation discloses no basic objections from the standpoint
of adjacent land uses. The proposed development meets the recommended
standards for density and building ground coverage. The Traffic
Engineer approves the plan which meets the standards for this type of
facility..
In consideration of the above factors, the Board of Zoning recommends
the granting of a permit for a 20 car private parking lot accessory to
a proposed 20 unit apartment building on the above described property
in accordance with plans approved December 17, 1959.
