Dear Sir:
This is in the matter of the application of the KTCA-TV Studio for a
permit for a 16 car private parking lot in connection with their pro-
posed studio to be erected on property located on the southwest corner
of Como Avenue and Winston Street. The'property is described as Lots 1,
2, 3, 28, 29, 30 and vacated alley adjoining said lots, Block 2, Long's
Addition, also Breda Avenue (vacated) adjoining said lots and the north
45 feet of Lots_l, 2, 3, Block 2, Wynne's Addition. The zoning is light
industrial and has been since the adoption of the Ordinance in 1922.
The property under consideration is presently vacant and the applicant
proposes to develop it as indicated above. The site has a frontage of
355 feet along Winston Street, and 120 feet along Como Avenue; resulting
in a total area of 42,600 square feet. North across Como Avenue is the
Minnesota State Fair Gounds; south and adjoining is vacant land; east
across Winston Street is a single - family residence fronting on Como
Avenue, a single - family residence fronting on Breda Street, and the
Berglund Lumber Company yard; pest and adjoining is vacant land.
Field investigation discloses no objections from the standpoint of ad-
jacent land uses. The Traffic Engineer has approved the plan which
meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the petition for a 16 car off-street private parking
lot in accordance with plans approved December 17, 1959.
Sincerely,
H. C. Wieland
Secretary
Board of Zoning
