O'Connell City Clerk Building Dear Madam: This is in the matter of the appeal of Mrs. Sarah KohL to construct an addition to the second floor of an existing nursing home located on the north side of Portland Avenue between Dale and Kent Streets. The pro- perty is described as Lot 18, Subdivision of Block 17, Woodland Park Addition. The zoning is "C" residence and has been since the enactment of the Ordinance in 1922. On June 13, 1953, the City Council granted the applicant permission to operate a nursing home at 585 Portland Avenue, and the home is in operation at this time. The applicant is desirous of constructing an addition-to the second floor which would provide a sitting room for the residents of the nursing home. The addition would not change the character or magni- tude of the present operation, nor would it detract from the present architecture of the structure. In order to construct this- addition, it is necessary for the applicant to obtain Council permission under Chapter 60.15 of the Zoning Code. The property under consideration has a frontage of 50 feet along Portland Avenue and a depth of 141.1 feet, resulting in an area of approximately 7,045 square feet. The surrounding,adjacent properties are developed for residential purposes varying from single - family to multi - family residential uses. Field investigation discloses no basic objection. Based on the above findings, the Board of Zoning recommends the grant- ing of the appeal to. construct an addition to an existing nursing home on the site under consideration.' J. Sincerely, H. C. The sitting room is now on the first fl &or and the addition is to be on the second floor. Q Outside of addition will have wood siding. - Addition to be fully insulated and insiide of room is to be covered with 3%8" sheet rock. Addition will have fire 'escape exit. Existing 216" doorway will be changed to a 31 x 61811. Addition will not increase the number of patients.
