O'Connell City Clerk t�j Building Dear Madam: This is in the matter of the application of Louis Klass for a permit o revam and enlarge an existing off-street parking lot located at th southwes ,.corner of Fourth and Auditorium Streets. The legal description is a laneous one, a copy of which is attached. The zoning is commercial. This property originally consisted of three parcels of land. One is located at the southwest corner of West Fourth and Auditorium Streets which was ori- ginally used for filling station and off-street parking purposes. The second parcel is directly adjoining and fronts on Fourth Street; it was developed with a two -story rooming house. The third parcel which fronts on West Kellogg Boulevard was developed with a store building. The structures and uses have now been removed, and this property is presently being used as an off- street parking lot. This property is "T" shaped with a frontage of approximately 116 feet along Fourth Street, 89 feet along Auditorium Street and 29 feet along West Kellogg Boulevard-, resulting in an area of approximately 13,444 square feet. The lot will have a.capacity of 47 car spaces. North across Fourth Street is the Municipal Auditorium; northwesterly across Auditorium is the AA club building; to the east is a parking lot also operated by the applicant; to the south is a filling station and a store building which front onWest Kellogg Boulevard. The Traffic Engineer has approved the applicant's proposal with respect to traffic movements. The plans meet the required standards for this type of facility. Field investigation discloses no basic objection as the proposed enlargement, design and operation will bean improvement over the present conditions. In consideration of the-above factors, the Board of Zoning recommends the granting of the permit to revamp and enlarge an existing parking lot on the above described property in accordance with plans approved August 18, 1960.
