O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the Roberts Construction Company for a permit for an 11 car private, off- street parking lot in conjunction with a proposed 11 unit apartment building to be constructed on property located of the southeast corner of Grotto Street and unimproved Hatch Avenue. The property is described as Lots 14 and 15, Block 6, Ware & Hospes Addition. The zoning is light industry and has been since the adoption of the Ordinance, in 1922. The site is presently vacant and the applicant proposes to develop it with an 11 unit 21 story brick faced apartment building and an 11 car private parking lot. The property has a frontage of 80 feet on unimproved Hatch Street, and 166.3 feet on North Grotto Street, resulting in a total area of approximately 13,304 square feet. North across unimproved Hatch Street is a two - family residence fronting on Grotto Street; south across an unimproved public alley is a monument sales office which fronts on Front Street; east and adjoining is vacant land; west across Grotto Street are two single - family residences fronting on that street. Field investigation discloses no basic objection as the land is presently zoned light industry, but best suited for residential use. The proposed ddvelopment meets the recommended standards for density and building ground coverage. The Traffic Engineer approves the plan-which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for an 11 car private off- street parking lot on the above described property in accordance with plans approved August 4, 1960.
