RESOLVED, that upon appeal of Biagini Bros. Construction
Company from the decision of the Commissioner of Parks and
Recreation and Public Buildings, and upon the favorable recom-
mendation of the Board of Zoning, the building line on Lots 10
and 11, and north 5 feet of Lot 12, Block 8, Pioneer Real Estate
and Building Society Subdivision, is hereby established as a
line co- incident with the south line of Larpenteur Avenue and
the east line of English Street, upon which the same abuts.

This is in the matter of the application of Biagini Bros. Construction Company
for (1) a permit for a 19-car parking lot and (2) an appeal to relax the set-
back requirements for said lot from thirteen feet to zero feet on property
located on the southeast corner-of English Street and Larpenteur Avenue. The
property is described as•all of Lots 10 and 11, and the north 5 feet of Lot 12,
Block 8, Pioneer Real Estate and Building Society Subdivision.
On December 3L,41955, this site was rezoned from `I A" residence to commercial for
the purpose of a neighborhood shopping center which did not develop. The site
is presently vacant, and the applicant proposes to develop it with a delicatessen
with a 19 car off-street parking lot accessory thereto. The property has a
frontage of 150 feet along Larpenteur Avenue and 1321 feet along English Street,
resulting in an area of approximately 29,875 square feet.
North and across Larpenteur in the village of Maplewood is vacant land; south
and adjoining is vacant land, farther south are three single - family residences
fronting on English Street; east and adjoining is the Northern Pacific Railroad
right -of -way; farther east is vacant land; west and'across English Street,
fronting on English Street, is a two -story frame residence originally constructed
as a store.
The Traffic Engineer has approved the plan as to entrances and exits and the
plans meet the required standards for this type of facility with the exception
of the front yard set back.
The Board of Zoning considered the matter at their regular meeting on February 4,
1960, and recommend the granting of the permit for the 19 car off-street parking
lot, together with the appeal to relax the required front yard set back from
13 fleet to zero feet from English Street in accordance with plans approved on
that date.
