The legal description is: except part taken for Larpenteur Avenue, the East 100 feet of lot 1, also the East 100 feet of lots 2, 3, 4, 5, and the north 17 feet of Lot 6, ,Block 1, Rice Street Villas. The zoning is "Commercial" and has been since the adoption of the Zoning Ordin- ance in 1922. The property is presently vacant and has a frontage of 122 feet on Rice Street, and 100 feet on Larpenteur Avenue resulting in a total area of 12,200 square feet. Adjacent land uses are: north across Larpenteur Avenue is a repair shop and a tavern which fronts on Rice Street; south and west adjoining the property_ is the Parkway Shopping Center parking lot; east and northeast across Rice Street are two filling stations which are located on the northeast and southeast corners of Larpenteur Avenue and Rice Street. The plans meet the existing standards for filling station installation, the Traffic Engineer has approved these - plans, and the Highway Department has approved the Rice Street curb -cuts: Field investigation discloses no objections to the proposal or the plans as submitted by the applicant. In consideration of the above factors, the Board of Zoning recommends that the permit to install and, operate a new filling station on the pre- viously described property be granted in accordance with the final plans which were approved on January 7, 1960.
