RESOLVED, that Twin City Terminal Oil Company be permitted
to install and operate a new gasoline filling station at the southwest
corner of Rice Street and Larpenteur Avenue, on property described
as the fast 100 feet of Lot 1, also the east 100 feet of Lots 2, 3,
1}2 and 5, and the North 17 feet of Lot 6, Block 1, Rice St. Villas,
in accordance with plans approved September 15, 1960, the installation

Dear Madam':
This is in the matter of the application of the Twin City Terminal Oil
Company to install and operate a new filling station on property located
at the southwest corner of Rice Street and Larpenteur Avenue. The pro-
perty is described as the east 100 feet of Lot 1, also'the east, 100 feet
of Lots 2, 3, 4, and 5, and the north 17 feet of Lot 6,1Block 1, Rice St.
Villas. The zoning is commercial and has been since the adoption of the
Ordinance.in 1922.
On February 27, 1960, the City Council granted a permit for a filling
station on this site. However, the plans were never carried out. The
property under consideration has a frontage of 122 feetjon Rice Street
and 100 feet on Larpenteur Avenue, resulting in a total'iarea of 12,200
square feet. North across Larpenteur Avenue is a repair shop and a
tavern which front on Rice Street; south and west adjoining is the Park-
way shopping center parking lot; east and northeast across Rice Street
are two filling stations at the intersection of Rice Street and Larpen'
tear Avenue.

The Traffic Engineer has approved the plans which meet the standards
for this type of facility. Field investigation discloses no objections
from the standpoint of adjacent land uses.
In.,consideration of the above factors, the Board of Zoning recommends
the granting of the application for a filling station on�the above
described property in accordance with plans approved September 15, 1960.
