Ostergren and Johnson to install and operate a parking lot in conjunction with their dental clinic under construction on property loc d onto the south side of Lar- penteur Avenue between Dunlap Street and Avenue. The property is described as Lots 8 and 9, Block 1, Clifton Dale Addition. The property was zoned commercial by the City Council on January 2, 1960. On August 20, 1960, the City Council granted an appeal to relax the required parking lot set back on Larpenteur Avenue to three feet to permit the in- stallation of this parking lot. The applicant proposes to provide 8 spaces off Larpenteur Avenue and six spaces off the alley. The property under con- sideration has a frontage of 80 feet along Larpenteur Avenue and extends to a depth of 125.5 feet resulting in a total area of 10,040 square feet. North across Larpenteur Avenue is the Roseville Shopping Center; south across an alley are single - family residences fronting on California Avenue; east and adjoining is a recently constructed doctors' office building which fronts on Larpenteur Avenue; west and adjoining is vacant land. The Traffic Engineer has approved the plans which meet the standards for this type of facility. Field investigation discloses no objection as it is desirable to provide off- street parking for this dental clinic. In consideration of the above factors, the Board of Zoning recommends the granting of the application for a 14 car parking lot on the above described property in accordance with plans'approved September 15, 1960.
