O'Connell City Clerk Building Dear Madam: This is in the matter'of the appeal of Helen Hefty to'construct and operate a nursing home on property located at the southwest corner of E. Idaho Ave- nue and Jackson Street.. The property is described as Lota,l to 6 inclusive, Block 9, Gurney Highland Park Addition. On June 23, 1959, the City Council rezoned this.property-f rom ?A" residence to'C" residence for the purpose of the construction of the nursing hogle. The site is presently vacant, and the applicant proposes to construct and 6perate a nursing home with a capacity of 25 beds. The property has a frontage of 148J feet along unimproved Wanda Street, with 260 feet along unimproved Idaho Avenue and 1481 feet along Jackson Street, resulting in an area of approximately 19,305 square feet. East across Jackson Street are the McDonough Homes; north across unimproved Idaho Avenue are two single - family residences which front on Wheelock Park- way; south and adjoining is a single - family residence which fronts on Jackson Street; west and adjoining is vacant land. Field investigation discloses no objections as this type use is compatible with the existing uses in the area. The applicant has filed the necessary letters of approval from the following agencies: the City Fire Prevention Bureau; the City Health Department, the City Architect's office; the State Fire Marshall and the State Board of Health. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal to construct and operate a 25 bed nursing home on the above described property. Sincerely, , 14.
