O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the Minit Car Wash to enlarge their .car -wash operation which is'located at the southwest corner of Snelling and Edmund Avenues. The property is described as Lots 1 thru 4, Block 1, Stierle, McConville & Seeger's Midway Addition, also Lots 1 thru 3, Block 2, R.B.Thompson's Addition. The property is zoned commercial. In February 1957, the City Council granted a permit to install and operate the existing car -wash facility which is presently located on the south 100 feet of the property under consideration. The northerly 83.6 feet is presently occupied by a vacant filling station. The applicant proposed to remove the filling station structure so as to permit the proposed expansion. The purpose of the expansion is to provide additional off-street reservoir space for 50 automobiles awaiting the services of the car wash. The property un Pr co on has a frontage of 183.6 feet along Snelli Avenue and 125 7 feet along Edmund Avenue, resulting in a total area oanproxi- mately 23,080 square feet. North and across Edmund Avenue is an auto - repair shop; south and adjoining is the Hamline Hotel; west and across a public alley are single - family residences fronting on Edmund Avenue; east and across Snelling Avenue are commercial uses. The Traffic Engineer has approved the plan which meets the standards for this type of facility, as well as the requirements of the recently enacted ordinance govern- ing standards for car -wash installations. Field investigation discloses no objections as'the reservoir space is badly needdd. In consideration of the above factors, the Board of Zoning recommends the grant- ing of the permit to enlarge the car -wash operation on the above described property,in accordance with plans approved October 10, 1960.
