O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Edmar T. Fink for a permit to install and operate an 11 car private parking lot in' conjunction with a proposed apartment building to be erected on property located at the south- west corner of Earl and Suburban Streets. The property is described as Lot 19 except the north 30 feet and except the south 193 feet, Suburban Hills, Block 30. The zoning is 'I C" residence since February 6, -1960, at which time the site was rezoned as part of a larger tract for apartment development. The property has a frontage of 80 feet on Earl Street and 125 feet along. Suburban Avenue, resulting in an area of 10,000 square feet. The area is developed with single and two - family residences with the exception of the property on the northwest corner of Earl and Suburban Streets which the applicant has developed with an 11 unit apartment building. 1 The Traffic Engineer has approved the plan which meets the standards for this type of facility. The recommended standards for building ground coverage are met, but the proposed development exceeds the recommended standards for density wbith would permit 10 units on the site. Field investigation discloses no objection as the Council rezoned the property for this purpose. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for an 11 car private parking lot on the above described property in accordance with plans approved October 10, 1960.
