The property is described as Lots 28, 29 and 30, Block 10, Drake's Rearrangement of Blocks 2, 8, 9, 10 and Lots 1 to 11, Block 11, McLean Reservation. On February 6, 1960, the City Council rezoned this property from "B" residence to "C" residence at which time the petitioner stated the purpose of the rezoning was to develop the site with a 7 unit, one and one -half story apartment building, as set forth in the petition. He is now applying for an 11 car parking lot in conjunction with an 11 unit apartment building. The site has a frontage of 112.5 feet on Suburban Avenue and approxi- mately 100 feet on Earl Street, resulting in a total area of approximately 11,650 square feet. North across an unimproved alley is a single - family residence fronting on McLean Avenue, also two single - family residences fronting on Earl Street; south across Suburban Avenue is" vacant land which was reclassified to "C" residence at the same time as the property under consideration; east across Earl Street is a single-family resi- dence fronting on Earl Street; west and adjoining is vacant land used for yard purposes in connection with the residences to the north. The Traffic Engineer has approved the plan which meets the standards for this type of facility, with the stipulation that the means of in- gress and egress be changed to Suburban Avenue if at a later date deemed necessary. The proposed development meets the recommended stand- ards for density and building ground coverage. In consideration of the above factors, the Board of Zoning recommends the granting of the application for an 11 car private off- street parking lot on the above described property in accordance with plans approved April 7, 1960.
