RESOLVED, that upon appeal of Richard J. Coverdale and
Ruth M. Coverdale from the decision of the Commissioner of Parks
and Recreation and Public Buildings, and upon the favorable recommen-
dation of the Board of Zoning, the commercial use authorized on a
portion of Lot 29, Block 2, Como Prospect Addition, located on the
between Dale and Loeb Streets,
north side of West Geranium,Ave=4 is hereby extended to the entire
lot, and permission is hereby given to the owners of such lot to
devote the same in its entirety to commercial use, with the same
intent, purpose and effect as if said lot had been entirely classified

Dear Sir:
This is the matter of the appeal of Richard J.'and Ruth M. Coverdale for an
extension of use on property located on the north side of West Geranium Avenue,
between Dale and Loeb Streets. This property is described as Lot 29, Block 2,
Como Prospect Addition. The west 1.03 feet of Lot 29 is classified commercial,
and the remaining 23.97 feet is classified as IIBII residence and has been since
the.adoption of,the Ordinance in 1922.
This lot is presently vacant. The applicant proposes to construct an eleven -
unit apartment building with eleven off - street parking spaces accessory thereto
on a site consisting of this lot and five lots immediately adjoining on the west.
The applicant is appealing pursuant to the provision of Chapters 64.03 of the
Zoning Code for the purpose of utilizing Lot 29 in its entirety as a part of the
parking area accessory to the apartment building which will be erected on lots to
the west which are in a commercial district.
Lot 29 has a frontage of 25 feet along West Geranium Avenue and extends to an
average depth of 123 feet, resulting in a total area of 3,075 square feet. If
the appeal to extend the use is granted , the entire site of the proposed develop-
ment will have a total frontage along West Geranium of 150 feet and an average
depth of 91.53 feet, resulting in an area of approximately 13,730 square feet.
The adjacent land uses are: North and adjoining is the N.P.R.R. R.O.W.; south
across West Geranium Avenue is vacant land; east and adjoining is a single- family
residence fronting on West Geranium Avenue; directly west and adjoining are the
lots now classified "commercial" which will be included in the proposed develop-
ment. Farther west across Dale Streetare new single - family residences fronting
on Dale Street.
Field investigation discloses no basic objections to the proposal.
The Board is of the opinion that this lot does not lend itself to a single- family
residence development due to its narrow frontage of 25 feet and that the proposed
extension of the use to include all of Lot 29 will not be detrimental to the
adjoining property.
In consideration of the above factors, the Board of Zoning recommends the granting
of the appeal to extend this commercial use classification to the entire portion
of Lot 29.

Dale and Geranium Streets.
These lots are all zoned for commercial use except for 24 feel;,'
of lot 29. We, therefore, are requesting the .extending usage'
of that 24 feet of lot 29 for commwrcial use.
