Dear Sir:
This is in,the matter of the application of the Roberts Construction
Company for a permit for an 11 car private off-street parking lot on
property Located on the west side of Agate Street between Jessamine
and Geranium Avenues. The property is described as Lots 17, -18, and
19, Block 3, Ransom's Addition. The zoning is light industry and
has been since the adoption of the Ordinance in 1922.
The property under consideration has a frontage of 120 feet on Agate
Street and extends to a depth of 109.47 feet, resulting in a total
area of approximately 13,200 square feet. The site is presently vac-
ant and the applicant proposes to develop it with an 11 unit apartment
building and 11 off-street parking spaces accessory thereto. North
and adjoining is vacant land owned by the Soo Line Railroad; south
and adjoining is a single - family residence fronting on Agate Street;
east across Agate Street is vacant land owned by the Soo Line Railroad;
west and adjoining are the rear yards of residences fronting on Gera-
nium and Jessamine Avenues.
Field investigation discloses no basic objections as this land is
zoned industrial and the proposed development will provide a buffer
between the railroad property and the single - family residential uses.
The Traffic Engineer has approved the plan which meets the standards
for this type of facility. The recommended standards for density and
building ground coverage are generously met.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for an:,ll car private parking lot on
the above described property in accordance with plans approved
April 21, 1960.
