The property is des- cribed a's the north 25' of lot 8 and all of lots 9 and 10, Block'151 , West St. Paul'Proper. The zoning of the property is commercial and has been since adoption of the zoning ordinance in 1922. This site is presently developed with a church structure; the construction date is unknown. At present this congregation is building a new church farther south on South Robert Street in the City of West St. Paul. It is the congregation's desire to sell this property to the applicants. The site has a frontage of 125' along South Robert Street and 150' along Sidney Street resulting in an area of 18,750 square feet„ The adjacent land uses are: south and adjoining are two single - family. residences fronting on Robert St.; west and adjoining are single - family residences which front on Sidney Street; north across Stiney are single - family residences fronting on Robert Street; east across Robert Street are single - family homes except at the corner of Sidney and Robert Streets which site is developed with a neighborhood gmocery and meat market. On March 5, 1959, the Zoning Board considered the matter of the appli- cation of the D -X Sunray Oil Company's permit to install and operate a new filling station on a portion of the site presently under consideration. According to the applicant's plan, the proposal did not meet the standards for this type of facility. In a letter dated April 21, 1959, to the Council, The Board of Zoning recommended the approval of the applicant's permit to establish and operate a filling station on the site provided that the app licant revise his plans to meet the standards for this type of facility. On April 23, 1959, the Council heard the matter and granted the permit subject to the revision of the plans submitted so as to meet City and State Highway requirements. The Board of Zoning on June 1, 1960 reviewed the applicant's plans dated March 25, 1960 and found that applicant's plans now meet the Highway Department and Traffic Engineer standards for filling station design. In Mr. Okoneski - D -X Sunray Page 2 consideration of these factors, the Board of Zoning recommends approval of a permit to install and operate a new filling station on the above - described property in accordance with the applicant's plans dated March 25, 1960.
