attached application of Texaco Co., Inc. for permit to reconstruct
an existing filling station on the west side of Rice St. between
Edmund and Como Aves., on property described as: except part taken

Dear Sir:
This is in the matter of the permit of the Texaco Company Inc., to recon-
struct the existing filling station located on the west side of Rice
Street between Edmund and Como Avenues. The property is described as:
except part taken for street purposes, Lots 1, 21 3, 4, Block 1, Magoffin
and Breckenridge Addition. The present zoning of the property is "B"
residence, 9Cir residence, and light industrial.
The property is developed with a filling station and the applicant pro-
poses to reconstruct the existing filling station operation. On January
112 1958, the City Council approved the extension of the light industrial
use authorized on parts of Lots 1, 2 and 3 to include all of said lots.
The Council also approved a permit to remodel the existing filling station
on the same date.
This property is irregular in shape having a frontage of 55.35 feet on
Rice Street, 111.8 on Edmund Avenue, and 141 feet on Como Avenue, resulting
in a total area of approximately 11,050 square feet.
The plans meet existing standards for this type of facility. The Traffic
Engineer has approved the plans with reference to drive -way locations and
traffic movements. The applicant's plans conform with the requirement of
the State Highway Department's driveway standards. Field investigation
discloses no basic objection to the proposal.
In consideration of the above factors, the Board of Zoning recommends that
the permit to reconstruct the existing filling station on the site under
consideration be granted in accordance with final plans approved on
May 5, 1960.

Dear Sir:
In regard to the application made by Texaco, Inc., for
permission to remodel their filling station located at the southwest
corner of Rice St. and Como Ave.
We have investigated the foregoing and report that they
will remove the present old underground tanks and install 2 islands,
4 pumps, 4 new 4,000 gallon and 1 new 560 gallon underground gasoline
storage tanks at this location.
This installation will be made in accordance with the
rules and regulations of the National Board of Fire Underwriters
and the St. Paul Fire Prevention Code.
