May 18, 1960 Mr. Joseph Okoneski City Clerk Building Dear Sir:• This is in the matter of the application of Pabst Inc. for a permit to,enlarge an existing customer parking lot on property located on the southwest corner of Arcade and Margaret Streets. The property is described as Lots 3, 4, 5, and 6, Margaret Place. The zoning is commercial and has been since the adoption of the Ordinance in 1922. Each of Lots 3 and 4 formerly was occupied by a single - family resi- dence. These homes have been removed and the site graded to street grade for the proposed enlargement. Lots 4 and 5 are presently used as a parking lot accessory to the applicant's store. The proposed addition to the existing parking lot has a frontage of 80 feet on Margaret Street and extends to a depth of 120 feet, resulting in a total area of 9,600 square feet. The combined parking lot has a total area of 19,200 square feet. The extension will accomodate 17 additional car spaces making a total of 47 car spaces. North across Margaret Street are commercial activities fronting on E. Seventh Street, also a two - family residence fronting on Margaret Street; south across an ungraded alley is a single - family home front- ing on Arcade Street; east across Arcade Street is a single - family dwelling fronting on Margaret Street; west and adjoining is the applicant's store building. The Traffic Engineer has approved the plan which meets the require- ments for this type of facility. Field investigation discloses no objections to the proposed addition. In consideration of the above factors, the Board of Zoning recommends the granting-of the permit to enlarge the existing customer parking lot on the above described property in accordance with plans approved April 21, 1960.
