RESOLVED, that Mel Olson Construction Company be
permitted to install and operate a 11 -car private parking lot
on the south 127.29 feet of Lots 13, 149 W. A. Dana's Rearrangement
of Lots 1, 2.9 31 49 59 69 79 89 91 10, 119 12 and 17, Block 2,
Skidmore's Addition and except the west 15 feet, Lot 13, Block 2,
Skidmore's Addition, located on the north side of Fourth Street

between Earl and Cypress, in conjunction with a proposed 11 -unit
apartment building, in accordance with plans approved March 3,
1960, and subject to compliance with the provisions of all ordinances
governing the operation of parking lots, and to the further condition
that sidewalks abutting said premises be kept clean and free of ice
and snow at all time.

install and operate a 11 car private parking lot on property described
in the first paragraph of the attached letter, in accordance with plans
approved March 3, 1960.

This is in the matter of the application of Mel Olson Consthuction
Company for a permit to construct and operate an 11 car private
off-street parking lot in conjunction witha proposed 11 unit apart-
ment building on property located on the north side of Fourth Street
between Earl and Cypress Streets. The property is d�scribed as the
south 127.29 feet of Lots 13, 14, W. A. Dana',s Rearrl: of Lots 1, 8,
3, 4, 5,,6, 7, 8, 9, 10, 11, 12 and 17, Block 2, Skidmore's- Addition
and except the west 15 feet, Lot 13, Block 2, Skidmore's Addition.
The zoning is commercial and has been since the adoption of the
Ordinance in 1922.
The property under consideration has a frontage of 93 feet on
East Fourth Street and extends to a depth of 127.95.feet, resulting
in a total area of approximately 11,900 square feet. North and
adjoining are the rear yards of residences fronting on Fremont
Street; to the east and adjoining is a single - family residence which
is about 25 feet above the street grade; west and adjoining is a new
single - family residence; south and across East Fourth Street is a
single - family residence.
Field investigation discloses that the.area has developed as a
single and two - family residential area. However, the property is
zoned commercial and as such permits the erection of an apar4ent
which is preferable to many types of commercial uses which could
legally be constructed there. The Traffic Engineer has approved
the plan which meets the standards for this type of facility. The
proposed building meets the recommended standards for both .density
and building ground coverage. I r
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit to construct an 11 car private off - street
parking lot on the above described property in accordance with the
plans approved March 3, 1960.
