ZONING, -CITY OF SAINT PAUL UIS CITT' HAIL AND COURT HOU3I fA1NT GAUL �, MINNESOTA January 6, 19601 J Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application of the Mobil Oil Company for permission to install and operate a temporary filling station for private use to -be erected on property located on the west side of Montgomery Street between Wabash and Myrtle Avenues. The pro- perty is described as Lot 117, Hewitt's Outlots First Division. The zoning is heavy industry and has been since the adoption of the Ord - .inance in 1922. A public hearing is not required. The property under consideration is presently utilized by the bulk plant, tank farm and offices of the Mobil Oil Company. The applicant proposes to construct a temporary filling station to conduct a test- ing program for-three months after which time the tanks and pumps . will be removed. Employees' cars will be used in this experimental program. The proposed development is located on the southwest cor- ner of Myrtle Avenue and Montgomery Street.. This')tract has a frontage of 100 feet along Myrtle Avenue and approximately 150 feet along Montgomery Street, resulting in a total area of approximately 15,000 square feet. The adjacent land uses are. all-heavy,industrial. -Field investigation discloses no objections. The plans meet the existing standards for this type of facility. `Y In accordance with the above factors, the Board of Zoning recommends the granting of the permit for a temporary private filling station on the above described property in accordance with plans approved November 5, 1959, not to exceed three months time and that said in- stallation be removed after this period of time.
