RESOLVED, that Knowlan's Super Market be permitted to
install and operate a 24 car customer and employee parking -lot
at the northeast corner of St. Albans Street and Hague Avenue,
on Lots 16 and 17, Block 5, Holcombe's Addition, in accordance
with plans approved November 19, 1959, and subject to compliance
with the provisions of all ordinances governing the operation
of parking lots and to the further conttion that the entrances
and exits to said parking lot be closed or chained off after the
business hours of the grocery store; further that sidewalks abutting
said premises be kept clean and free of ice and snow at all times.

This is in the matter of the application of Knowlan's Supermarket
for a permit for a 24 car customer and employee parking lot on pro -
perty located on the northeast corner of St. Albans Street and Hague
Avenue. The property is described as Lots 16 and,17, Block 5,' Holcomb's
Addition. Lot 1`6 has been zoned commercial since April 10, 1954, Lot 17
has been zoned commercial since August 13, 1955. Prior to those dates,
both lots had been zoned "C" residence since the enactment of the zoning
Ordinance in 1922.
At the present time, there is a one -story store building and a single -
family residence on the property under consideration. The applicant
proposes to remove both buildings and construct a 24 car customer and
employee parking lot accessory to the Knowlan Supermarket which is
located diagonally across the street intersection at the southwest corner
of Hague Avenue and No. St. Albans Street. The site has a frontage of
80 feet along Hague Avenue and 110 feet along No. St. Albans Street, re-
sulting in a total area of approximately 8,800.square feet.
North across an alley is a single - family residence fronting on No. St.
Albans Street, also the rear yard of a duplex fronting on,Selby Avenue;
south across Hague Avenue is the Kingdom Hall of 'Jehovah's Witnesses
fronting on Hague Avenue; east and adjoining is a single - family residence
fronting on Hague Avenue; west across No. St. Albans Street is a three-
story brick apartment building fronting on Hague Avenue.
The Traffic Engineer approves the plan which meets the standards for
this type of facility. Field investigation discloses no basic objection
from the standpoint of adjacent land uses: -
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a 24-car customer and employee parking
lot in accordance with plans approved November 19, 1959..
