The property is described as Lots 9 and 10, Block 3, Elmer & Morrison's rearrangement of part of Macalester Park. The zoning is commercial and has been.since the adoption of the Ordinance in 1922. The site is presently occupied by a single - family residence and garage which were built in 1899. The applicant proposes to remove the existing structures and develop the property as indicated above. The property has a frontage of 80 feet on Grand Avenue and extends to a depth of 200 feet, resulting in a total area of 16,000 square feet. North across an alley is a substantial single - family residence fronting on Summit Avenue; south directly across Grand Avenue is a single - family residence fronting on Grand Avenue, also a commercial parking lot; east and went adjoining are single - family residences fronting on Grand Avenue. Field investigation discloses no basic objections to the proposed use. The traffic engineer has approved the parking lot plan which meets the standards for this type of facility. The recommended density standard is exceeded by two units. The applicant is losing two apartment build- ings because of the freeway. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for an 18 car private parking lot on the above described property in accordance with plans approved April 7, 1960.
