RD, OF ..... r:::•r: #71t �IN.$(Q�F: 4s1- 252 -4s7 Mr. Joseph City Clerk Building Dear Sir: ZONING,- CITY OF 1715 CITY HALL AND COURT HOUSE Okoneski SAINT PAUL SAINT PAUL T, MINNESOTA April 26, 1960 This is in the matter of 1) the application of the - Arlington Hills Lutheran Church for a permit for a parking lot on property located on the southeast corner of Greenbrier Street and Geranium Avenue., and 2) an appeal to relax the required parking lot standards for the same parking lot.- The property is described as Lot 9 and the west 8 feet.of Lot 8, Block 21, Oakville Park Addition*, The zoning is "Bn residence and has been since the adoption of the Ordinance in 1922. An application by the Arlington Hills Lutheran Church for a parking lot on this site was withdrawn on June 6, 1957. The land is presently vacant. The site has a frontage of 50.94 feet along East Geranium Avenue and 121.35' feet'along Greenbrier Street, resulting in a total area of approximately ' 62180 square feet. The parking lot will have'a capacity of 16 car spaces. North across East Geranium Avenue is a duplex; south across an alley is a duplex fronting on East Jessamine Avenue; east 'and adjoining is a single - family residence fronting on East Geranium Avenue; west across Greenbrier Street is the Arlington Hills Lutheran Church, The Traffic Engineer has approved the plans which meet the standards for this type of facility.- However, the applicant is appealing to waive the required eight'foot'set -back to three feet to permit additional parking - spaces and requesting permission'to erect a-cyclone type fence rather than the usual screen planting.' The'owner of the adjoining property has given written approval to this change'. Field investigation discloses no objection to -the parking lot or the waiving of the parking lot'requirements as' requested as the only property owner affected has given his approval. In consideration of the above factors, granting of 1) the-permit for a 16 car described property, and 2) the waiving the east side of the property to three approved March 17, 1960. Wieland Secretary Board of Zoning 0 4 7 The City Council City of St-Paul Dear Sirs: March 7, 1960 The Arlington Hills Lutheran Church has made an application for a permit to establish a parking lot on Lot 9 and the West 81 of Lot 8, Block 21, Oakville Park Addition to the City of St-Paul., which is located at the corner of Greenbrier and Geranium, SE corner. The property is now owned by the church and is vacant. We herewith appeal to the City Council to waive the requirement that there be an 81 distance between the wheel curbing and the easterly property line in favor of having a 31 distance. The consent of the adjoining property owner is attached herewith. This letter is written in accordance with Chapter 64.03 Par.I of the Zoning Regulations.
