Dear Sir:
This is in the matter of the appeal of St.- Paul's Church home to
enlarge their existing nursing home from 39 beds to- 84beds on property
located on the south side of Ashland Avenue between Mackubin and Arun-
del Streets. The zoning is "C" Residence and has been since the en-
actment of the Ordinance in 1922:. Y\6
The property under consideration was formerly-occupied with single, two -
family and multi - residential uses which have now been removed for the
proposed addition. There is presently a four -car garage at the rear
of the site. The applicant's propose to construct a,three -story addition
to the existing nursing home which is a three -story structure. The ppo-
posed addition will be approximately 154 feet in length by 46 feet in
depth. The required side yard set back of 25 feet will be complied
with. Under the Zoning Code, it is necessary to secure Council authori-
zation for the installation or extension of this type use when in a "Cti
residential zone.
The•various agencies involved in reviewing this type use have sub-
mitted reports recommending approval of said addition. Field,investi-
gation discloses no objection to this extension as it will in no way
be detrimental to the adjoining properties or neighborhood.
In consideration of the above factors, the Board of Zoning recommends
that the appeal to enlarge the nursing home on the above descriped
property be granted in accordance with applicant's plan as presented
at the January 7, 1960, meeting of the Board of Zoning.
Sincerely,
H. C. Wieland
Secretary
Board of Zoning
