O'Connell City Clerk Building Dear Madam: This is in the matter of the =application of Milton 0. Brink for a permit for a 56 car customer parking lot on property located at the south side of Hoyt Avenue between Payne Avenue and Edgerton Street. The property is described as the west 12.5 feet of Lot 3, and all of Lots 4, 5; 6, 7, and 8, Block 3,-Harrison and Handy Addition. On November 5, 1960, the City Council rezoned Lots 4 tbru 8 inclusive from "Al' residence to commercial, Lot 3 was already zoned commercial. The site is presently vacant and the applicant proposes to develop it as indicated above for use in connection with the applicant's supermarket. This property has a frontage of 212.25 feet along E. Hoyt Avenue and extends to a depth of 124.8 feet, resulting in an area of approximately 26,489 square feet. With the exception of the owner's supermarket adjoining on the east, and two small barber shops which front on Parkway Drive, the adjoining and surrounding area is undeveloped. Field investigation discloses no basic objection to this proposal as the applicant's plan indicates the parking Lot will be properly screened and planted. The Traffic Engineer has approved the parking lot plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of .the permit for a 56 car customer parking lot on the above described property in accordance -with plans— approved November 3, 1960.
