RESOLVED, that Har -Mar Inc. be permitted to install and
operate a 15 -car employee and customer parking lot on the west
side of Beacon Avenue between University and Shields Avenues,
more particularly described as Lot 70, Howard Park, together
with vacated alley adjoining on the north, in accordance with
applicant's plans dated October 11, 1960, subject to compliance
with the provisions of all ordinances governing the operation
of parking lots, and to the further condition ;that sidewalks
abutting said premises be kept clean and free of ice and snow at
all times.

Dear Madam:
This is in the matter of the application of Har -Mar Inc. for a permit
for a 15 car employee, and customer parking lot on property located on
the west side of Beacon Avenue between University and Shields Avenues.
The property is described as Lot 70 together with vacated alley adjoin-
ing on the north, Howard Park.
On October 22, 1960, the City Council rezoned the above described pro-
perty from "C" residence to commercial district, at the same time
vacating the alley adjoining on the north. On October 26, 1960, the
-applicant received informal approval for the parking lot from the Council,
and is presently developing the tract for parking lot purposes. The tract
has a frontage along Beacon Avenue of 54 feet and extends to a depth of
127.6 feet, resulting in an area of approximately 6,885 square feet. Direct-
ly north is the Town and Country Motors building and the Minnesota Marine
Inc. building which front on University Avenue; northeasterly across Beacon
Avenue is property which fronts on University Avenue and which is developed
with a used truck lot operated by the applicant. Directly east and across
Beacon Avenue are single - family residences fronting on said street; south
and adjoining are six single - family residences which front on Beacon
Avenue; west and across a 17 foot public alley are single and two - family
residences which front on Fairview Avenue.
The Traffic Engineer has approved the plans which meet the standards for
this type of facility. Field investigation discloses that there is a very
serious parking problem in this area and that the proposed parking lot vd 11
help- to alleviate this problem. The layout of the proposed parking lot is
such that this use will not be detrimental to the adjoining properties.
In consideration of the above fact,;ors, the Board of Zoning recommends
the granting of the permit for a 15 car customer and employee parking lot
on the above described property in accordance with the applicant's plans
dated October 11 , 1960.
