RESOLVED, that Mark Z. Jones Co. be permitted to install
and operate a 23 -car customer parking lot on the east side of
Race Street between Larpenteur and California Avenues, on Lots
14 through 18 inclusive, Block 1, "Merrill's Division of Rice
Street Villas ", in accordance with plans approved October 20,
1960 and subject to compliance with the provisions of all
ordinances governing the operation of parking lots, and to the
further condition that sidewalks abutting said premises be kept
clean and free of ice and snow at all times.

attached application of Mark Z. Jones Co. for permit to install and
operate a 23-car customer parking lot on the east side of Rice St. between
Larpenteur and California Aves., on Lots 14 thru 18 incl., Block 1, Merrill's
Division Rice Street Villas, in accordance with plans approved October 20,
1960.

Dear Madam:
This is in the matter of the application of Mark Z. Jones for a
customer and employee parking lot in conjunction with a pro-
posed superette and coin - laundry development on property located
on the east side of Rice Street between Larpenteur and California
Avenues. The property is described as Lots 14 through 18 inclu-
sive, Block 1, Merrill's Division Rice St. Villas. The zoning is
commercial.
The property is presently vacant and the applicants propose to
develop it with a parking lot with approximately 20 car spaces
in connection with the proposed commercial development. The
site has a frontage of 125 feet along Rice Street and extends to a
depth of 122 1/2 feet, resulting in an area of, approximately 15,312
square feet. North and adjoining is a filling station fronting on
Rice Street and Larpenteur Avenue; south and adjoining is a single -
family residence fronting on Rice Street; east and across an
unimproved public alley is vacant land; west and across Rice Street
is a shopping center.
The Traffic Engineer has approved the plans which meet the
standards for this type of facility. Field investigation discloses
no objection to the proposed development as the area is predomi-
nantly commercial in character.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a customer and employee parking
lot for approximately 20 cars on the above described property in
accordance with plans approved October 20, 1960.
