CITY OF SAINT PAUL 115 CITY HALL AND COURT HOUSE SAINT PAUL Z, MINNESOTA O'Connell November 9, 1960 This is in the matter of the application of OfHalloran & Murpby Undertakers for a permit for a private parking lot of approximately 24 spaces on property located at the southwest corner of Snelling and Watson Avenues. The property is described as Lots 25, 26, 27 and 28, Block 5,-Mattock Park Addition. The zoning is commercial. A new mortuary is presently under construction on the site and the remaining part of the tract is being prepared in connection with the proposed off- street parking lot accessory thereto. The entire site has a frontage of 177.8 feet along South Snelling Avenue and 118.63 feet along Watson Avenue resulting in an area of approximately 21,092 square feet. Approximately 60% of the tract;; will be used for off - street parking purposes. South and adjoining is a filling station on the corner of Snelling and Hartford Avenues, also a single - family residence which fronts on Hartford Avenue; west and across a public alley are single - family residences which front on both Watson and Hartford Avenues; north.and across Watson Avenue is a doctor's clinic which fronts on Snelling Avenue; east and across Snelling Avenue are apartment buildings fronting on the same street. The Traffic Engineer has approved the plans which meet the standards for thi &,, type of facility. Field investigation discloses that because of the topography of the site, the parking lot will not have a detrimental effect on the resi- dential property to the west. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for approximately--..a 24 car private parking lot on the above described property in accordance with plans approved October 10, 1960.
