RESOLVED, that Charles Avenue Apartments, Inc. be
permitted to install and operate a 20 -car private off - street
parking lot in conjunction with a proposed apartment develop-
ment at the southeast corner of Sherburne Avenue and Aldine
Street, on Lots 11, 129 13 and 14, Block 3, Brightwood Park to
St. Paul, Minnesota, in accordance with plans approved October
10, 1960, and subject to compliance with the provisions of all
ordinances governing the operatinn of parking lots and the
further condition that sidewalks abutting said premises be kept
clean and free of ice and snow at all times.

This is in the matter of the application of the Charles Avenue Apartments,
Inc. for a permit for a 20 car private off - street parking lot in conjunc-
tion with a proposed 17 unit apartment building to be constructed on
property located at the south east corner of Sherburne Avenue and Aldine
Street: The property is described as Lots 11, 122 13 and 14, Block 3,
Brightwood Park. The zoning is "Cn residence and has been since the
adoption of the zoning ordinance in 1922.
The site is presently vacant and the applicant proposes to develop it as
indicated above. The property under consideration has a frontage along
Sherburne Avenue of 172.5 feet and 100 feet along Aldine Street, resulting
in an area of 17,250 square feet.
West and across Aldine Street is the Skelly Oil Company office which
fronts on both University Avenue and Aldine Street; south and across a
public alley is the B. E. Goodrich Tire store and a filling station which
front on University Avenue and Aldine Street; east and adjoining are
single - family residences which front on Sherburne .Avenue; north and across
Sherburne Avenue are single and two - family residences which front on both
Sherburne Avenue and Aldine Street.
The Traffic Engineer has approved the plans which meet the requirements
for this type of facility. Field investigation discloses no objection.
The proposed development meets the recommended standards for density and
building ground coverage.
In consideration of the above factors, the Board of Zoning recommends the'
granting of the permit for a 20 car private parking lot on the above
described property in accordance with plans approved October 10, 1960.
