The City of Saint Paul Public Warks also imposes the restriction that if the homes at 1457 and 1471 Mechanic Avenue remain in place, it is required that their addresses change, since Mechanic Avenue will no longer exist adjacent to the pazcels. 4. On behalf of Ramsey-Washington Metro Watershed District sewer easements must remain. 5. That an easement shall be retained on behalf of Comcast, a Pennsylvania Corporation, for existing facilities. The petifioner or its successor shall provide new easements if required and the petitioner or its successor shall assume all costs of relocating facilities to the new easements. 6. That an easement shall be retained on behalf of Xcel Energy (electric) for its existing facilities. The petitioner or its successor shall provide new easements if required and the petitioner or its successor shall assume all costs of relocaring facilities to the new easements. 7. But.. 1 want to point out one thing that may be more of a planning issue. The lots on the south side of Mechanic are very deep (over 300'?). These Iots also have frontage on the south on Ames. So each of these lots could be split into two more normal size lotr if Mechanic was ever euterMed east in front of them. So I think it makes sense to hang onto the Mechanic right of way so that these lots on be spiit in the firture. My comments might be drfferent if we had a specific proposaf for the properry, but I don't think that this is the case. I am curious why this area was never developed (bad soils, topo or ???) We believe it is an important piece to the overall area of this site 5 development. River Run Properties and LTRW aze the developers of Phalen Crossing. Several yeazs ago an overall look at the areas adjoining Phalen Crossing were looked at conceptually for additional phases of development of fhe neighborhood with people from the City of St. Paul.
