RESOLVED, that Lionel A. Forrest be permitted to install and
operate an 11 -car private parking lot in conjunction with an
11 -unit apartment building on the south one -half of West 75 feet
of Lot 23, Block 30, Suburban Hills, located on the north side of
Burns Avenue between Clermont and Earl Streets, subject to compli-
ance with the provisions of all ordinances governing the operation
of parking lots, and to the further condition that sidewalks
abutting said premises be kept clean and free of ice and snow at
all times.

This is in the matter of the application of L. A. Forrest for a permit
to install-and operate an ll'car private parking lot in conjunction with
a proposed 11 unit apartment building to be constructed on property
located on the north side of Burns Avenue between Clermont and Earl
Streets. The property is described as the south one -half of the west
75 feet of Lot 23, Block 30, Suburban Hills. The property was reclassified
to "C11 residence on September 10, 1960 for this purpose.
The site is presently vacant and the applicant proposes to develop it
as indicated above. The site has a frontage of 75 feet along Burns Avenue
And a deptb'of 151.5 feet, resulting in an area of approximately 11,353
square feet. East and adjoining are single - family residences which front
on Burns Avenue; north and adjoining is vacant land which fronts on unimproved
Suburban Street; south and across Burns Avenue are single - family residences
fronting on Burns Avenue; west and adjoining are single- family residences
which also front on Burns Avenue.
The Traffic Engineer has reviewed this parking lot proposal and recommends
approval although the bare minimum standards for this type facility are
met. The proposed development meets the recommended standards for building
ground coverage and density.
The Board of Zoning considered this matter at,their regular meeting of
October 10, 1960 and recommend approval subject to the granting of the
appeal to relax the side -yard requirements for the parking lot.
