The City Council requested that you draw a resolution granting the attached appeal of Donald H. Granger to establish a four foot building line on the South side of Christie Place between Hazelwood and Germain, the property being described as Lot 2, Tilsen's Sixth Addition. Very truly yours, Y- City Clerk MINNESOTA F, SAM D O F ZONING, " CITY OF SAINT PAUL . 9 V64.1.51 -232.233 1013 CITY HALL AND COURT 1,101.11111 SAINT PAUL 2,MINNIS61A • September 21, 1960 Mrs. Agnes O'Connell - City Clerk Building ` Dear Madam: This is in the matter of the appeal of 'Donald H. Granger to establish a four foot building line on property located on the south side of Christie Place between Hazelwood and Germain Streets., The property is described as Lot 2, Tilsen's Sixth Addition. The zoning is "A11 residence. This property is presently developed with a:single- family residence fronting on E. Idaho Avenue. The property is an interior lot with street frontage of 47.32 feet on Christie Place and 65 feet on E. Idaho Avenue. The depth of the lot is approximately 100 feet. The applicant wishes to construct a garage at the rear of his lot on the Christie Place frontage. Inasmuch as this is a double frontage lot, the Zoning Code requires that the present building line of 20 feet on Christie Place be maintained. The applicant is appealing for the purpose of establishing a.four foot building line on the Christie Place frontage of his lot. Field investigation discloses no objection to a four foot building line for the purpose of allowing'tbe applicant to construct his garage on the rear portion of his lot with the stipulation that the garage be built in such-a manner that the entrance to the garage would not be directly off Christie Place. In other words, the garage entrance should be on the east or west side of the structure rather than on the north. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal to establish a four foot building line from Christie Place on the above described property with the stipulation that the entrance shall not be directly off Christie Place.
