Warren's Subdivision, 1 ry truly ours City Clerk MINNESOTA 8 231- 232 -230 ZONING,, CITY 1013 CITY HALL AND tOURT'HOUSI Mr. Joseph Okoneski City Clerk Building Dear Sir: OF SAINT PAUL SAINT PAUL 2, MINN111CITA April 5, 1960 This is in the matter of the appeal of Beatrice and George Bergug for a waiver of lot frontage and area requirements to permit an existing single - family residence to be remodeled for the purpose of providing an apartment on the second floor on property located on the southeast corner of Cottage Avenue and Grotto Street. The property is described as Lot 32 and all of -Lot 31 except'ithe south 20,feet,•Block 2, Ella M. Warren's Subdivision. The zoning is "A" residence and has been since the adoption of the ordinance in 1922. 'The property under consideration is a corner lot which has a front- age of 54 feet on Grotto Street and 123.5 feet on Cottage Avenue resulting in a total area of 6,669 square feet. It is presently occupied by a single - family residence and attached garage which was built in 1946. The applicant proposes to remodel and enlarge the existing dwelling and garage to_provide=an apartment on the second floor. The proposed apartment would be complete with 'kitchen, bath, living rooms and separate entrance. The zoning code for two - family use in an "A" residence district requires a lot width of 60 feet and an area of 7,500 square feet. Because of the deficiency in the lot width and area', it is,necessary to,obtain Council permission to waive these requirements.before a building permit may be issued. Field investigation discloses that the entire surrounding area is developed with substantial single - family residences.,,,,/ The Board of Zoning considered the matter at-'their regular meeting on March 17,• 1960, and recommend the granting of the appeal for a waiver of lot frontage and area requirements to permit the remodeling of the above described property to provide an apartment on the second floor. - Sincerely, H.
