This is in the matter of the application-of William Naiditch for an 11 car
private off-street parking lot in conjunction with a proposed 11 unit
, apartment building on property located on the south side of Randolph -
Avenue between Brimhall and Saratoga Streets. The north 100 feet of this
site is zoned commercial and the balance "A" residence. The property is
� described as the W'ly 57,' of the N. 260.9' of Part S. of Randolph Avenue
of Lot 3 in Lots 1� 2, 3, & 4. SW 1/4 of Sec. l.Or T. 28, R. 23; ex. the

All of the basic facts pertaining to this matter are outlined in the letter
of appeal also under consideration today.
The Traffic Engineer has approved the plans which meet the standards .
for this type of facility. The proposed development meets the reqrzired
standards for density and building ground coverage. , . '

The Board of Zoning considered this matter at their regular meet g
� September 21, 1961, and recommends the granting of the permit for an
11 car private off-street parking lot on the above described property in
accordance with plans approved September 21, 1961 and contingent upon
the approval of the appeal for an extension of commercial use to permit
the proposed development.

commercial use to allow a use permitted on a portion of the site to extend
to the entire tract. The property is located on the south side of Randolph +
, Avenue between Brimhall and Saratoga Streets. The north 100 feet of this
site is zoned commercial and the balance "A" residence. The property is
, described as the W'ly 57' of the N. 260.9 feet of part S. of Randolph Avenue
of Lot 3 in Lots 1, 2, 3, 4�, SW 1/4 of Section 10. T. 28� R. 23; ex. the E'ly
3 feet of the N. 110feet and the part described in 1154 Deeds 295, (also
]cnown as 1532-1532 1/2�Randolph) and ex. W: 6.75 feet of S. 114.36 feet.
' The site is occupied by two single-family residences one of which fronts on
Randolph Avenue and the other on a public alley acljoining to the east. The '
, applicant proposes.to remove the two single-family residenees and construct
an 11 unit apartment building with off-street parking accessory thereto. The
tract is irregular in shape having a frontage of 54 feet on Ranolph Avenue and
extending to an average depth of 221,4 feet. resulting in an area of approxi-
mately 11�9 5 8 square feet. North and acros s Randolph Avenue is an apartment
building which fronts on Brimhall Street; south and adjoining are the rear
. yards of single-family residences which front on Brimhall and Saratoga Streets;
� east and adjoining is a two-story building which fronts on Randolph Avenue,
the first floor of which is used for commercial purposes and the second floor
for residential purposes; west and adjoining is a filling station which is .
, located on the southeast corner of�Randolph Avenue and Brimhall Street.

Inasmuch as the north 100 feet �is zoned commercial and the balance '°A° resi-
dencet it is necessary to� secure Council approval to use the entire site for
the proposed aparment building and parking lot. A check of the ownership of
this property indicates it has been under one ownership at least since 1944
� and the City Architeet has ruled tliat it may be considered as one lot which
� would make it possible to consider�it under the Appeal section for an extension
of use. Field investigation discloses no basic objection to the proposed use
• as Randolph Avenue is zoned commercial. .
