This is in the matter of tbe `application of Leo A. Hodrotf for an off-
atreet parking lot ia con�unction with a propoaed o�ortuary oa prope�ty
located on the �veat side of Sneliing Avenue betpeen Scheffer Av,eaue and
Afghland Park�vay. The propertq is described as Lots 1 and 2, Block 1,
Girard's Rearraagement. The znning i� co�►sercia�.
This site was fornerly developed with two aingle-familq residence. Ona
bas been removed recently and the applicant is constructing aa addition
to the remaining residence for the purpose of utflizing aao�e as a �ortu-
•ary. The remaining yard area will be devetoped for off-�treet parking
purposes accessory to the oortuary. There will be 10 car spaces for
viaitor parking and 2 spaces for employee parking. Thia site has a
froatage of 119.7 feet oa South Snelliag Avenue and estenda to a depth
of 118.5 �eet, resultiag in a total area of approxlmately 14�184 square �
teet. Aorth and ad�oiaing is a filling station at tbe southwest corner of
South Saelling and Scheiter Aveaues; south aad ad�oining is a 1S unit
apartment buiidiag which fronts on South Sneiiing Avenue; west and across
a pubiic alleq are single-family residences f ronting on Rop Street; east
aad across South Snellia� Avenue is a vacant lot and a single-family resi-
dence trontiag oa Snelling Avenue.
Field investigation disclosea no basic ob�ection to the proposed parkiag
� lot. The Traffic Engineer has approved tbe parking lot plaa with the
provision that only oae drivewaq be pestiritted tro� Snelling Avenpe as a
meaa� of ingress and egress. He also concurs ia the staff's recoa►aendation
for a liaited driveAay to the public alleq ad�oiaing for use by the hearse
and the vehicles delivering flowers. When said drivewaq is not being used
for these purpoaes, it Rill be closed by a locked chaia or gate.
In consideration of the above factors� the Board of Zoning reco�wends the
grantiag oP the per�it for a p�rl�ing lot on the above described propertq ia
accordance with plana approved Auguat 17, 1961 and sub�ect to onlq one
driveway from Sneiliag Avenue and li�ited access to the driveaaq to the
