The property is described a� Lot 10 and the east � o� Lot 11, Block 1, Clifton •Dale Addition. , On July 29, 1961, the City Council approved the rezoning of this property from an "A" residence to a commercial district. The site is presently vacant and the applicant proposes to develop it with a 1� story office building and a 10 car private off-street parking lot. In order to develop the parking lot to its best advaatage, the applicant is requesting a relaxation of the required '13 foot parking lot set back from Larpenteur Avenue to 3 feett and the 8 foot side yard set back to 2 feet. ,A similar request has been gran'ted to the ad- �oining property to the east. � - - " . .....-���� This property has a frontage of 60 feet along Larpenteur Avenue and extends to a depth of 125.5 feet, resulting in a total �'rea of 7,530 square feet. South and across a public alley are single-family residences fronting on California Avenue; east and ad,�oining is .a dental clinic; north across Lar- penteur Avenue is the Roseville Shopping Center; wes� and ad�oining is vacant land upon which the petitioner has entered into a contract for deed. Field investigation discloses that the relaxation of the parking lot set- backs as requested will not have a detrimental effect on the ad�oining properties. �he Traffic Engineer has approved the plan which meets the re- quirements for this type of facili.ty. • In consideration of the above factors, the Board of Zoni'ng recommends 1) the granting of the parking lot set backs as outlined above, and 2) the granting of the permit for a 10 car parking lot on the above described pro- perty in accordance with plans approved July 27, 1961. . Ragon, Inc. ,� to appeal from a zoning ordinance as it concerns my client's property on Larpenteur Avenue between Lexington Avenue and Dunlap Street. We are particularly concerned as the ordinance effects the establishment of a parking lot and are seeking to have the thirteen foot setback from Larpenteur waived so as to provicde for a setback of three feet and also to have the eight foot side lot setback reduced to a two foot setback. A. The applicant is a Minnesota Corporation, R. G. Ragon, Inc. B. The legal description of the property is as follows; �Lot Ten and the East half of Lot E]a�en, Block One, Cliftondale, Ramsey County, Minnesota. C. This property is on the south side of Larpenteur Avenue in the center of the block between Lexington Avenue and Dunlap Street. D. The property is presently vacant. E. The property will be used for an office building. F. The purpose of the appeal is to permit the maximum use of the pr�perty. G.
