The pro- perty is described as Lots 6 and 7, Block 30� West St. Paul Real Estate � and Improvement Syndicate Addition # 2. The zoning is "A�� resi�dence. �� � � � The site is vacant and the applicant proposes to develop it with a two- �� family residence. However, because of the rolling terrain, be is re- �f questing a 12 foot building line set back ra�her than the 25 foot set back as required by Chapter 62 of the Legislative Zoning Code. , This �� property has a frontage of 145.5 feet on Wyoming Street and 123' feet on � Kansas Avenue resulting in an area of approximately 17,897 square feet. �; West and across Kansas Avenue is a single-family residence which fronts � on Wyoming Street; north and ad�oining is vacant land; directly east and 3� ad�oining is a single-family residence set back at 12 feet which was con- ! structed prior to the enactment of the Zoning Code, farther to the east is a recently constructed single-family residence which maintains tbe ° 25 foot set back; south and across Wyoming Street is a single-family � ; residence fronting on said street. ! � ! The Board of Zoning considered this matter at their regular meeting on � October 19, 1961, and because of the topography of the site, the sewer ' invert elevation etc. believe that the request for a 12 foot set back � 3rom Wyoming Street on the above described property is a reasonable one, e and recommend the granting of said request.
