��� ' This is in the matter of the application of Charles R. Hansen for a
E permit to install and operate a 12 car private off-street parking lot
j� on property located at the nortbwest corner of Laurel Avenue and Dale
�` Street. The property is described as Lots 28, 29, and 30, Block 8,
i
�� Holcumb's Addition., The zoning is commercial and '�C�� residence and
� has been siace the adoption of the Ordinance in 1922.
�,
�° Part of the tract is the site of a 32 unit apartment building which
�t was converted to this use in 1944, having originally been used as a
b telephone exchange building. The applicant proposes to use part of
l� the present yard area for the proposed parking lot. The area of the
} • proposed parking lot has a f rontage along Laurel Avenue of approxi-
ii
� mately 75 feet and extends to an approximate deptb of 7? feet, result-
i. ing in an area of approximately 5,775 square feet. West and ad�oining
�� is a single-family residence which fronts on Laurel Avenue; south and
� across Laurel Avenue is a National Tea store aad
�� parking lot; north
� and east ad�oining ia the applicant's apartment building.

The Traffic Engineer has approved the plans rvhich meet the standards
�; for this type of facility. Field investigation discloses no basic
�i ob3ection to the proposal as it will help to alleviate the parking
;; problem and traffic congestion in the area.
�` In consideration of the above factors the Board of Zonia recommends
'i , �
�� the granting of the permit forfa 12 car private off-street parking
� lot on the above described property in accordance with plans approved
��
June 1, 1961.
