� • This ia in the matter, of the application of Albert H. Poehling to enlarge
an existing parking lot in con�unction with a Dairy Queen operation lo-
cated at the northtvest corner`of �dontana and White Bear Avenues. The pro-
perty is described as Lots 28, 29, and 30, Block 1, J. A. Humphrey's Sub.
The zoning is commercial.
� On June 24, 1960, the City Council granted the establishment of the pre-
� sent Dairy Queen operation. The applicaat proposes to extend the parking
� area to cover the entire site which will provide additional parking for
this facility. Tbis property has a frontage along White Bear Avenue of
� 124 feet and 120 �eet along Montana Avenue, resulting in an area of 14,880
� square feet. North and across a public alley is a filling station; east
and across White Bear Avenue are various commercial developments; south
� and across Montana Avenue is a filling station; weat and ad�oining is vacant
land classified in a residence district;
Field investigation discloses no objection to this enlargement as it will
provide for an improved parking arrangement. However, a bumper height
fence �shouid be constructed along the alley line which ad�oins this pro-
perty to the north. The Traffic Engineer has reviewed the proposed layout
and recommends approval. The proposed plan meets the staadards for this
type of facility. ,
The Board of Zoning considered this matter at their regular meeting on
June 15� 1961, and recommends the granting of the application to enlarge
an existing parkfng lot on the above described property in accordance
� with plans approved June 15, 1961, aad sub�ect to there being no access
, to the alley and also that the applicant construct a bumper height fence
� at the alley line.
