structed on property located at the northeast coraer of Conaay and Clarence
� Streets. Tbe property is described as all of Lots 12 tbru 1'7, the rvest 12�
� feet of Lot 18 and also the south one-balf of the vacated alley ad�oining
� said lots; all being in Eret's Addition.

� On Dday 20, 1961, this propertq was rezoned from "A" residence district
! to "Ct' residence district for the proposed development. This propert
e Y
� is presently vacant and at the street grade of Conway Street. The pro-
! perty has a f rontage along Conway Street of 258.5 Peet and 134 feet along
� - Clarence Street resultiag in an area o� 34,639 square feet. North and
! ad,�oining are single-family residences �ahich �ront on E. Third Street;
� east and ad3oining is vacant land proposed to be developed for filling
�� station use; south and across Conwaq Street is a recently constructed super-
market and parking lot; Nest and acxoss Clarence3treet are aparteent build-
� ings presentlq vnder construction.
� ,
� The Traffic Engineer has reviewed and approved the plans ahich meet the
� standards for this type of facility. The proposed development meets the
� required standards for density and buiiding ground coverage. Field in-
� vestigation discloses no basic ob3ection as tbe proposed development will
{ be a proper transitional use between the single-family residences to the
� north aad the commercial activities to the south.

� In consideretion of the above factors, the Board of Zoaing recommends the
granting of the permit for a 34 car private off-street parking lot on the
( above described property in accordance with plans approved June 15, 1961.
