� , for a permit to install and operate a used car sales lot on property located
2 at the northeast corner of Chatsworth Street and drand Avenue. The property
� is described as the soath 1�10 feet of Lots 15 and 16, and the south 110 feet
' of the arest 8 feet of Lot 17, Block 27, Summit Park Addition. Tbe zoning

� is counnercial.

� This property is the former site of tbe Puvogel Florist shop and green-
i house and is presently vacant. It is an "L�� shaped tract having a
; f rontage along Grand Avenue of 106 feet and 110 feet on Chatsworth Street,
� resulting-in an area of 10,?OO �square feet-. The applicant is leasing the
} property on a qear-to-year basis f rom the owner who proposes to eventually
t develop the site with a permanent type use not as yet determined. North
f and ad�oining is a two-family residence and two-car garage which fro,nt on

� Chatsworth Street and which are under the same ownership as the property
� under� consideration; east and adjoining is a singie-lamilq residence shich
� fronts on Grand Avenue and ahich is also under the same ownership as the
property under consideration, farther east in this block are resideaces
� and the new Location of the Puvogel Florist shop; south and across Grand
Avenue are various commercial and residential uses; west and across Chats-
� worth Street is a filling station; northwesterlq across Chatsworth S,treet
� is a single-family residence fronting on said street; diagonally across �

� the intersection of Grand Avenue and Chatsaorth Street is a filling station.

� The Traffic Engineer has approved the plans ahich meet the standards for
tbis �tqpe of operation. Field investigation discloses no basic ob�ection
{ as this block of Grand Avenue is predominantlq commercial ia character.

� The residence ad�oining oa the east is approximatelq 37 feet Prom the pro-
posed sales lot and both it and tbe residence to the north are under the
} same propertq oWnership. The applicant has indicated that the proposed
° lot would not be open after ten p.m. weekdays aad would not operate on
� Sunday. T8e applicant has also indicated that the proposed lot aill aot
C be highly illuminated.
� In consideration of the above factors, the Board of Zoning recommends tbe
t graating of the permit to install and opera�Ce a used car sales lot on t
� above described property in accordancelwith plans approved June 15, 19
