RESOLVED FURTHER, That such extension of Commercial use to the portion of said lot or plot of land presently in "B" Residence District shall be for the purpose of the use of the same as an off- streetparking area in conjunction with the established Commercial use on that portion of the same presently zoned in Commercial District. O'Connell City Clerk Building Dear Madam: June 6, 1961 This is in the matter of the,appeal of the SchweAz Liquor Store to permit the extension of the commercial use to the entire lot on pro- perty located on the east side of Arcade Street between Jessamine and Magnolia Streets. The property is described as except the north 60 feet, Lots 13, 14, 15, Block 16, Eastville Heights. The �t 100 feet of the property is zoned commercial and the balance "B" residence. The building on this site was constructed in 1926 and is located on that part of said lot which is classified commercial. Until recently this building was occupied by the Arcade Hardware Store, and now by the applicant. Recently an off - street parking lot was approved for this property, also on that part zoned commercial. The applicant is requesting the extension of commercial use to extend to the entire site so that be may use the easterly 20 feet of this lot for additional off - street customer parking. The property has a frontage of 62 feet on Arcade Street and extends to a depth of 120 feet, resulting in a total area of 7,440 square feet. North and adjoining is a parking lot which is used in connection with the commercial use at the southeast corner of Jessamine and Arcade Streets; south and across a public alley is a drive -in dry cleaning establishment which fronts on Arcade Street; east and adjoining is the rear yard of a single - family residence which fronts on Jessamine Avenue; west across Arcade Street is a filling station which fronts on Arcade Street. Field investigation discloses that this appeal is a reasonable request. The extension of the commercial use for off - street parking purposes will not be detrimental to the adjoining residential property to the east. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal to permit the extension of the commercial use on a portion of a lot to extend to the entire lot on the above described property.
