Hutchins to rezone from "A" residence to "C" residence property located at the southeast corner of Hudson RoOd and Johnson Parkway. On June 30, 1961, the Commissioner of Finance reported the petition suffi- cient with the owners of 5 of a possible 7 (71.4%) tracts of land within the prescribed 100 foot radius having signed the petition. This property Is presently vacant and at the street grade of Highway #12 service road; and•approximately 8 to 10 feet above the present grade of Johnson Parkway. The applicant proposes to develop the site with a nursing home. This is an irregularly shaped tract of land having frontage on unimproved English Street of approximately 275 feet, approximately 305 feet on Johnson Parkway and approximately 150 feet along the right -of -way of Highway #12 which re- sults in an area of approximately 122,000 square feet. A letter dated August 17, 1961 from the office of Mr. Frank Marzitelli, Deputy Highway Commissioner which was addressed to Mr. George Shepard, dis -t: closes that a portion of Lot 3, which is included in this petition, will - be acquired for right -of -way needs of Highway #12 °at some future date. North and adjoining,in part, is an existing filling station, also a small one -story office building, farther north is Highway #12 right-of-way; east and across unimproved English Street are single - family residences fronting on Pacific Street and vacant land which fronts on McLean,Avenue; soutb °and °adjoining is vacant land recently classified to a "C" residence district and which is proposed to be developed for apartment use; west and adjoining is the right- of-way of Johnson Parkway. Field investigation discloses that the proposed use would be compatible with the area uses. In consideration of the above factors, the Board of Zoning recommends the reclassification of the above described property to a "C" residence district except the portion of Lot 3 which will be acquired by the State Highway Department as indicated in their letter of August* -17, 1961. n Sincerely, H.
