F. Rawlings to establish_an_8-� foot building line set-back along Nebraska Avenue for�_prop.erty located�.at the sou�west corner of Nebraska and te Be.ax..Acve'r�i "es:=The property is des- , cribed as the no�55 fee o -Lots 1�_2,,e3_, 4,__and the north 55 feet of Lot 5 except�e west-�U-��e�-t2�ereof This property was rezoned to aommercial on July 1, 1961 for the purpose of construeting a Chiropractic Clinic building. The site is presently vacant and the applicant proposes to develop it as indicated above. This property has a frontage of 55 feet along White Bear Avenue and 180 Peet along Nebraska Avenue resulting in an area of 9,900 square fe�t. North and across Nebraska Avenue is commercially zoned property which will soon be developed with an off-sale liquor store and parking lot; north and east across White Bear Avenue are single-family residences fronting on said • street; directly south and adjoining in the same block is a single-family residence which fronts on White Beax Avenue; to the west and across a public � alley are recently constructed single-fam.ily residences Pronting on Nebraska Anenue. The portion. of said lots under consid�ration originally took their lot frontage off Nebraska Avenue requiring a building line set-back of approximately 24 feet. It is, therefore, necessary to relax this required set-back and secure Council authorization before the site can be developed as proposed by the applicant. Field investigation discloses no objection to the proposed 8 foot building line set-back from Nebraska Avenue as indicated on the applicant's drawing as the proposed building would be approximately 110 feet from the nearest residence fronting on Nebraska Avenue. Therefore, it does not appeax tha.t the relaxation would have a detrimental effect on the single-family residences to the west provided that said relaxation apply only to the building site. In consideration of the above factors, the Board of Zoning recommends the granting of said .appeal to establish an 8 foot building line set-back from Nebraska Avenue for the north�5 feet of Lots 1 and 2 and the east 15 Yeet of the north 55 feet of Lot 3, Block 1, Marvin's Addition which would be the portion of said lots the proposed building would be constructed on.
