' This is in the matter of the appeal of William A. Reiling to permit the
construction of a single-famil.y residence on a lot of insufficient frontage.
� The lot is located on ths�south side of x��ch Avenue between Arundel and
Western Streets and is described as Lots 23, 24. 2�. Block_ 2.L,W_eides
• ar geme��o-�:.I�,o��,,,,�6 to 80, Wilkin and �ey��s„ 0_._.�,.�ats. The zoning is
"B" residence and has been since 1922. The� site is presently vacant and
would be�one of two lots created in ,the redividing ,of three existing 25.6
. foot platted Iots. This division would result in a 36,.98 foot �ide lot
� which is below the minimum 40 foot width requirement: �he area of said lot,
however, would meet the minimum axea requirements of 4,000 square feet.
Because of this deficiency, it is necessary for the applicant to secure
° •Council approval to construct a single-family residence on sa.id lot. North
across Hatch Avenue are single-family residences; east and adjoining are
single-family residences; to the south across a public alley and to the
west across Arundel Street is vacant land.
Field investigation discloses no basic objection-as it would be m°re desir-
` able to develop the three lots with twg-single-family, residences than to
develop each of the three existing 25.6 foot platted lots with a residence
which is presently permissible.
In consideration of the above factors, the Board of Zoning recommends the
granting of the appeal to permit the construction of a single-family
residence on a lot of insufficient width on the above described property.
