(,t- f,N.Bl lfi;: 151 -232 -233 1713 CITY HALL AND COURT HOUSE SAINT PAUL 1, MINNESOTA March 22, 1961 Mrs. Agnes O'Connell . _. _< ._• _ City Clerk - •^ Building Dear Madam; cr This is in the matter of the °petition of Robert Capistrant to rezone from 11B11 residence to light industry property located on the east side of Park Street between Acker and Sycamore Streets. The property is described as Lots 4 and 5, Block 1, Jilson Subdivision. On February 10, 1961, the Commissioner of Finance reported the petition sufficient with the owners of 14 of a possible 19 (73.6 %) tracts of land within the prescribed 100 foot radius having signed the petition. The site is presently vacant and the applicant has indicated in a plan receivedMarch 13 that he proposes to construct a concrete block garage building 40 feet by 30 feet for the purpose of parking and servicing dump trucks which he owns. The property under consideration has a frontage of 77 feet along,Park Street and ,extends to a depth of 115 feet, resulting in an area of 8.21855 square feet. .Directly north and adjoining are two vacant lots farther to the north at the southeast corner of Park and Sycamore Streets,is a single - family residence; west and across Park Street and fronting on same are five single = family residences and one two - family residence; south and adjoining is vacant land, farther to the south and across Acker Street is additional vacant land zoned industrial; east and across a platted alley is a- single = family residence fronting on Acker Street and a single - family residence fronting on Sycamore Street. Field investigation discloses no basic objection to the proposed rezoning as it appears that the future highest and best use of this land is industrial, and it is so indicated on the Proposed Land Use Plan. In consideration of the above factors, the Board of Zoning recommends the granting of the petition to redone the above described property from I1B11 residence to light industry. ^r, ' Sincerely, HCW /mm Encls.
