November 16, 1961, subject to compliance with the provisions of-all

condition that the sidewalk abutting said premises be kept clean
and free of ice and snow at all times.

Dear Madam:
This is in the matter of the application of Remmele Properties for a
permit to install and operate a 22 car parking lot on property located
at the northeast corner of Griggs Street and Pierce Butler Route. The
property is-described as Lot C and the northwesterly 100 feet bf Lot D,
Registered Land Survey No. 98. The zoning is light industry.
The property under consideration is being developed in part with a new
office and warehouse building. The applicant proposes to provide off -
street parking and in addition provide truck loading and unloading facilities
for the new building. This is an irregularly shaped tract of land with
frontage on Pierce Butler Route of 490 feet, extending to an average depth
of 213.5 feet, resulting in a total area of approximately 108,615 square
feet. North and adjoining is the Great Northern Railway right -of -way;
south and across Pierce Butler Route is a triangular tract which is vacant
and classified in a light industry district, farther south are Angle- family
residences which front on Hewitt Avenue; east and adjoining is vacant land
also classified light industry; west and across Griggs Street is an auto
repair garage.
Field investigation discloses no objection as this proposal will not
have a detrimental effect on the adjoining and surrounding area uses.
The Traffic Engineer has approved the proposed curb cuts with respect
to traffic movements on Pierce Butler Route and the plans which meet
the required standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit to construct a 22 car parking lot on the
above described property in accordance with plans approved November 16,
1961.
