O'Connell City Clerk Building Dear Maddb: This is in the matter of the application of the First Lutheran Church for a 32 car private parking lot on property located on the south side of Eightb-Stre6t between North Street and Maria Avenue. -The pro - perty is described as Lots 16 and 17, Sub. of Block 5, L.'Dayton's Addition. The zoning is "B" residence. - I The site is presently vacant, a single - family residence having been removed recently. The applicant proposes to develop it with 32 car private off - street parking lot forluse in connection with the church activities. This property has a frontage of 80 feet on Eighth Street and extends to a depth of 150 feet; resulting in a total'area of 12,000 square feet. North and across Eighth Street is the applicant's church; south and adjoining is the East Side Ford used car sales lot which fronts on E. Seventh Street; east and adjoining is the applicant's parish house; west and adjoining are the rear yards of single - family residences fronting on Maria Avenue. i Field investigation discloses no basic objection to the proposed parking lot as it does not appear the proposed use would be detrimental to the adjoining area uses. The Traffic Engineer has approved the plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of a permit to construct and operate a 32 car private off-street parking lot on the above described property in accordance with plans approved November 2, 1961.
