O'Connell City Clerk Building Dear Madam; This is in the matter of the application of Alfred J. Tetzlaff for an ::11 car private off- street parking lot on property located on the nortb. side of Conway Street between Clarence and English. Streets. The property is described as the west one -half of Lot 22, and all of Lots 20 and 21, Block 16, E. R. Bryant's Sub. The zoning is "C" residence and has been since August 8, 1959 when it was re- zoged as part of a larger tract for the proposed apartment development. The site is presently vacant and the applicant proposes to erect a 2J story, 11 unit apartment building with off - street parking accessory thereto. The site has a frontage of approximately 100 feet along Conway Street and a depth of 123.7 feet, resulting in an area of approximately 12,370 square feet. North and across a public alley are single - family residences fronting on E. Third Street; west and adjoining is vacant land classified "A" residence; east and adjoining is an 11 unit apartment building now under con- struction; south and across Conway Street is a shopping center. The Traffic Engineer has approved the plans which meet the standards for this type of facility. The required standards for density and building ground coverage are met by the proposed development. The Board of Zoning considered the above matter at their regular meeting on March 2, 1961 and recommend the granting of the permit for an 11 car private off - street parking lot on the above described property in accordance with plans dated April 17, 1961.
